Florida Homeowners Insurance

Your home deserves coverage you understand. Bek Insurance, LLC is an independent, family-owned agency founded in 2019. We help homeowners compare insurance options in Orlando, Dade City, Wesley Chapel, Zephyrhills, Lakeland and throughout Florida. We also help with home, condo and renters coverage in New Jersey and other states where we are licensed.

Compare protection—not just the premium

We review the cost to rebuild your home, your belongings, liability protection and the deductibles you would pay after a covered loss. Coverage, eligibility and pricing vary by insurer and property.

Florida coverage questions worth asking

  • Hurricane and wind coverage: Check whether wind is included and how your hurricane deductible works. For example, a 2% hurricane deductible on $400,000 of dwelling coverage is $8,000—not 2% of the repair bill.
  • Flood insurance: Standard homeowners insurance generally does not cover rising-water flooding or storm surge. Ask us about separate flood coverage, even if your lender does not require it.
  • Roof and water damage: Review roof settlement terms, water-damage limits and exclusions. A sudden plumbing leak, gradual leak and sewer backup can be treated differently; backup coverage may require an endorsement.
  • Wind mitigation: Eligible roof features, opening protection and other storm-resistant improvements may qualify for premium credits. A wind mitigation inspection can help document them.
  • Rebuilding and temporary housing: Review dwelling limits, ordinance or law coverage and additional living expenses if a covered loss makes your home uninhabitable.

Homeowners, condo owners and renters

Homeowners: Review protection for the house, other structures, belongings and personal liability. Ask us to compare available policy forms and endorsements.

Condo owners: Your association’s master policy does not replace your own condo policy. We help review interior improvements, belongings, liability and loss assessment coverage alongside the association’s insurance responsibilities.

Renters: Your landlord’s building insurance generally does not protect your belongings. Renters insurance can help with covered property losses, personal liability and additional living expenses.

Examples are illustrative. Coverage is subject to the issued policy’s terms, conditions, exclusions, limits and deductibles. A quote request does not bind coverage.

HO-3 vs. HO-5: compare the actual policy

Many HO-3 policies cover the dwelling for direct physical loss unless excluded, while personal belongings are generally covered for causes of loss listed in the policy. Many HO-5 policies offer broader open-perils coverage for both the dwelling and belongings, subject to exclusions and insurer rules. This is a general comparison; the issued policy and endorsements control. HO-5 is not automatically the right choice or available for every home. Compare exclusions, limits, deductibles, roof terms, eligibility and price—not just the policy label.

Replacement cost vs. actual cash value

Replacement cost is designed to help pay covered repair or rebuilding costs with similar materials at current prices, up to applicable limits and subject to policy terms. Actual cash value generally factors in depreciation, which can reduce a payment. A policy may use different settlement methods for the dwelling, belongings and roof. Ask which method applies to each, what deductible applies, and what steps are required to recover any withheld depreciation. Rebuilding cost is different from a home's sale price or market value.

Florida roof eligibility and documentation

There is no single roof age that guarantees every insurer will quote a Florida home or offer the same terms. Insurers may consider roof age, material, condition, repair history, remaining useful life and documentation; requirements vary by company and property. Before shopping, gather the roof replacement year and any permits or invoices, plus recent roof, four-point or wind-mitigation reports if available or requested. Ask how roof claims are settled and whether the policy has roof limits, exclusions or a separate deductible. An older roof is not automatically eligible or ineligible without a property-specific review.

Common Florida homeowners insurance questions

Is HO-5 always better than HO-3?

Not automatically. Compare the actual covered causes of loss, exclusions, limits, deductibles, roof terms, eligibility and price for your home.

Does replacement cost mean every repair is paid in full?

No. The deductible, coverage limits, exclusions, valuation rules and claim requirements still apply. Review the policy and claims terms before choosing coverage.

Can I get homeowners insurance with an older roof?

Possibly. Eligibility depends on the roof and property details, documentation and each insurer's current underwriting rules. A quote request does not confirm acceptance or bind coverage.
